Perhaps these risk assessments are generated by looking at insurance company willingness or cost to insure.

Some companies are notifying customers that they will no longer insure for wildfires for example.

Meh. It’s a crapshoot.
Hurricane Sandy flooded areas that never ever had so much as a puddle, even areas outside of the flood plains. So these maps are great general guideline, but just remember…sh*t happens…

BTW, slightly off topic…Realtor has always been my preferred source.
Simple layout, more info(like the environmental map, commute calculator, etc), but I’ve noticed it’s become increasingly wonky. Page crashes, slow load, etc…anyone else notice this?

I have noticed the sometimes glitches also and the slower page loading. Still my go to.

I am not sure if this is mentioned, also remove if the link is against the forum rules but there is a site;
riskfactor.com
You punch the address and gives you the data and I felt that redfin et al incorporated the data on the listing a while back.
You can check your address, this is partially responsible for your insurance premium > in our case a hike in Southern CA due to increased fire risk ratings.

I believe that’s where realtor gets their risk info.
