We have recently put our house in the market in North Dallas. I like to think we priced in properly and have tried to update it as much as our budget will allow ( which is not too much). In the first 10 days, we have had 9 showings. We had one person ask for more information about the house, but then ended up choosing another one bc it was closer to her sig. other. Our feedback thus far has been positive, I think. Most people are saying it showed well; some feel that the yard or living room or something are too small. And these are things I can't do anything to fix anyway.

I guess my question is to know if 9 showings is considered good? And in this market, do open houses have a role? Our real estate agent suggested having one in a couple of weeks, but I am not too keen on it and wanted some other feedback before proceeding.

Where in N.Dallas are you? 9 showings in 10 days is pretty good and the first few weeks are real important so make sure your house is in top notch condition.

I no longer like or do open houses. Buyers don't drive around looking like they used to. Serious buyer s have agents & utilize the internet. In Dallas there have been to many problems with open houses and bad guys.

If you get to 15 or so showings with no offers you may be over priced.

We are in carrollton. The houses in our area are priced between 89-96$/sq foot. We priced ours at 91/sq foot-- kind of in the middle so I am hoping that people will think it is competitive

9 showings is good. However you have to read between the lines with the kind of useless feedback you're getting. In any normal market those little things mentioned wouldn't stop anyone from putting an offer in. In today's market buyers are super picky unless the house is priced aggressively enough to make buyers think it can't get any better than this.
Wait another week to see if anything surfaces, then I'd suggest a price drop into that $89/ft range. Prices are going nowhere, and probably dropping more over the next year to 2 years, so knock the buyers off the fence as soon as you can.

Ignore the input from other areas, we're not Florida or California. The Dallas (including Carrollton) market s probably the best in the nation. Homes are selling and our pricing overall is holding well. No boom, No bust.

Have your agent double check to make sure you're not overpriced. Everything we have in the area is selling and getting a fair price.

I'm just down the road in Coppell and you're in a good area.

Here in our middle class So. California neighborhood, 4 to 5 showings a week is considered good.....100 hits or more a day on realtor.com is considered good (we are still getting 120 per day). We had 6 to 9 showings for the first 3 weeks our house was for sale and sold at the 3 1/2 weeks mark (we lowered our price after 3 weeks and had an offer in a couple days with 2 backup offers).

Neither are alot of other posters here, we were in a good market and still had trouble selling. I think you are in denial....

Denial is a river in Eqypt.

Most of the DFW market is doing well. There are pockets that ere overbuilt where there is some trouble selling. Carrollton is a good area & not much new construction to compete with.
