30 days is pretty standard around here. Sometimes, with a great lender who has their act together, it doesn't take that long. Sometimes, if there's a glitch, it takes a little bit longer. But 30 days is definitely NOT too long.
professionally unacceptable. Verbal is meaningless, unless you have a seller who is desperate and no agent should ever put any client off like that. One of the key terms in our buisness, is time is of the essence. Find another agent and simply ask, how quick can it be done. In our area, you just simply ask, how quick can the seller move, and its always no longer than 30 days. In some instances, it can be even quicker, especially is the loan is already ready, and all title companies we use, can get it done in a week or so. So good luck, and keep us posted.
Verbals are like fishing to me, let's see if they bite before we start the grill. We have a one page form just for it. But if we come to a verbal agreement, you can bet the full papers are drawn up at the first possible moment. It still amazes me, sadly so, how some agents can be so unprofessional at times. Home buying and selling is a major event to most people and we need to be proved worthy of our wages.
30 day close? Not rare but uncommon around here. It isn't the seller, isn't the buyer, isn't the agent, isn't the settlement company. Around here it's the lenders that drag their feet along and force us most times to allow for 45 days. You think they'd step up their game when a qualified customer comes through the door.
