Just a a quick questions for all you professionals out there. We had a showing on our home 2 weeks ago and the couple loved our home and wanted to come back in to look it over again. So they came in Friday to choose between our home and another. The Same thing happend with another family they looked at our home weds and came back sat to look at our home a second time to make a decision. well what im getting at is our realtor is out of town this weekend so if any of them made an offer would she need to be present to receive and present it to us?? Or if they made an offer would we know right away?? We are so new at this and first time home sellers. We are just so anxious so move and get this over with and just having two families so interested in our home has us biting our nails!

It should be fairly routine(and professional) that when a Realtor is out of town that they have another Realtor in their office cover for them while they are out. With my clients I let them know when I'm going to be out of town and give them the contact information for the person covering for me. Additionally, my office would also know that I am out of town and who is covering for me.
Find out from your Realtor(or their office) who is covering for them while they are out of town, especially since you have some active prospects for your home.

Your agent has a cell phone right? If two agents are involved, a simple phone call from one to the other "hey, we have an offer for xxxx, here's the figure, we'll send the docs over to the office". If your agent's working both sides it's even easier.
