We knew this before we started house-hunting, but dang, you all are making me even more nervous about buying our first home w/ all the doom & gloom forecasts. I guess I have to assure myself that we'll be ok in the long run since we'll have a fixed rate mortgage at this year's jumbo-conforming rate, well within our budget, steady employment, and that it's all the other non-tangible emotional factors about home-buying that make it the right time for us. Right?

ocnymonty: Since you found the perfect house, and aren't feeling buyer's remorse now, I think it sounds like you did fine. I hope we feel the same after we close.

It's a math question plain and simple. Years lived in house X payments made and net sale. In most cases if it's a 20-30 year home the lower interest rates are the better deal.
