Thank you all-it shows it's a real buyers market. Curius about how they'll accept our counter.

Decision made-we are rejecting their offer. If they want it bad enough they'll come back. #1 we don't want a contingency;#2 their offer is an insult. We're not in a bind/rush.

I don't blame you, tying up the house with a contingency in this market isn't really a good idea because a lot of buyers will not want to look at it, and if they love your house and theirs sells then they need to come back with a stronger offer. If you aren't in a rush then you are better off not settling for an offer you really don't like.

You are doing the right thing. In this market pending sale for you on MLS, contingency They are dreaming. Are these the same that came through a few days ago?
BTW I love the way you said how your husband was in the navy and swearing. A good laugh I had with that since my brother is the same and a Navy man.

Smile Sounds like a smart move

I've made it a point to tell all Realtors when scheduling a viewing, that I will not be accepting ANY home sale contingencies. I don't want to waste my time or theirs. I've heard of way too many sales falling through because of sale contingencies and it's not worth it (imho). Better in the long run to pass and hold out for a non-home sale contingency offer .

I pray that your next offer is better Lacey !

I think you made the right decision too Lacey..What's the point of having your house in contingency...if they want it bad enough they will either wait until theirs sells or remove their contingency..Another better offer is right around the corner...hang in there..

Well I finally talked my hubby into lowering the price another $50,000. He is the most easy going guy that you could ever meet, one of those people who never met a stranger and always has a smile on his face, but right now he isn't smiling, he is worried all our hopes and dreams are slowly going down the toilet in this market. Oh yes I forgot to add we also reduced the price on the mobile home we are also trying to sell another $20,000. Not a good weekend I am afraid.
