Some states listing contracts have an section which outlines how much of the total commission is offered to the buyers agent and some do not. If it is not designated in the contract then you may not be able to force a change but you can always ask the agent to change it.
That is how it is in my state. The seller decides the split, upfront.
When I signed my contract, we never discussed how her commissions would be paid out. There's a part of my contract that is for the MLS part of it. She left the commissions part blank.

I agree. I guess I am also bothered that the agent didn't send you a copy of your listing. As soon as mine are entered I email a copy to my clients and ask them to look it over. Am I the only person that does that?

Silverfall & Horselady...at our office it's the same... client must initial off on the MLS data input sheet before it's entered into the system. They will not accept any files without it. Excellent for checks/balances & client awareness.

Hmm. I would say that's pretty sneaky. Call her up, tell her you want that filled in, that you want her to pay out such and such amount as the co-operative commission.
It's easy for us to sit here & tell you what's right or wrong but you did negotiate the commission down to 4%. With our broker we just give you an amount we charge and then it's up to us on how to use it.
You should consider better compensation for your agent so they can share a larger amount with the buyers agent to attract them toward showing your home.
You get what you paid for.
