That is how it is in my state. The seller decides the split, upfront.

This is not good business. It is unwise for a consumer to sign any contract that contains blanks.

I agree. I guess I am also bothered that the agent didn't send you a copy of your listing. As soon as mine are entered I email a copy to my clients and ask them to look it over. Am I the only person that does that?

No, you're not. I tell my sellers upfront that they'll be reviewing the MLS listing before it goes active to make sure everything is as they wish.

Silverfall & Horselady...at our office it's the same... client must initial off on the MLS data input sheet before it's entered into the system. They will not accept any files without it. Excellent for checks/balances & client awareness.

alway remember to..."keep it simple, stupid" ...lol...Sunny

Exactly, I've been known to check a wrong box on occasion. We are humans entering data. You don't want to say it's a gas furnace if it is electric.

Hmm. I would say that's pretty sneaky. Call her up, tell her you want that filled in, that you want her to pay out such and such amount as the co-operative commission.

It's easy for us to sit here & tell you what's right or wrong but you did negotiate the commission down to 4%. With our broker we just give you an amount we charge and then it's up to us on how to use it.

You should consider better compensation for your agent so they can share a larger amount with the buyers agent to attract them toward showing your home.

You get what you paid for.
