Having never sold a house before, I'm curious. I'm trying to figure out how much cash I will clear on the sale of my house. I figure that a real estate agent will cost me about 6%(?) of the sales price. What are the other costs associated with selling a house, assuming I don't offer to pay any of the buyer's closing costs?

it really depends on the taxes and fees in your state/locality. When you interview agents, make sure they do an estimated net sheet for you. It will include all the taxes and fee's required to "release" you from the mortgage. If you really want to know in advance of talking to agents, maybe call a title company and ask them to give you an idea. You can look up title companies, settlement companies in your area.

Local fees can vary. A local agent can do a net sheet for you.

Thanks - I'll follow up with an agent or a title company, as was suggested. I really just want a ball park figure - in other words, will it be hundreds or thousands? I know settlement costs in MD are high for buyers, and my house would be attractive to first time buyers who are often cash-poor. I figure I may have to sweeten the deal by offering to pay some of the buyer's costs, but wasn't sure what the seller's costs may run.
