Ok, I was referred to a home inspector and he conducted a home inspection for me and he didn't find anything wrong.

I haven't been in the business that long, but what is the probability of a home inspector NOT finding anything wrong?

I can't even begin to imagine the number of zeroes. Something always turns up even on brand new construction (sometimes especially on brand new construction, granted).

Anyone else ever have this happen?

It feels VERY odd. They didn't even find the small "irritating" items like the anti tip bracket on the stove......(you know the minor stuff)

Yeah, the stuff that pops up on every inspection. (I've had ONE inspection that didn't have that anti-tip bracket missing problem - and that was a stove that was installed by the homeowner.)

I think it's possible... well maintained home I guess. I'm in the process of doing all repairs..small and large before I get a buyer... hopefully I'll get a zero issue inspection as well.

I've been an inspector since 1989. Probably have between 9-10K houses and a 1000 or so commercial buildings under my belt.

I think I may have had ONE that I didn't find anything. However, I have had several that had a very small list (for me it was a nothing).

While it is possible, I find it suspect. Just does not happen all that much.

How big was the house, how old, and how long was he there?

Sounds fishy, but it is possible. If it was preinspected or was inspected just a year ago by the old owner, it is not impossible.

I have sold homes with only 4 or 5 things wrong, but never with nothing on the list.

I would ask the inspector you hired if this is common, and see what type of response he gives. He really may not have been able to find anything.

Great news, just had Barking spider do one for me, and the only thing found was a gfi was not tripping, and that was the fewest I can ever remember. So, must have a great home.

Just kidding.

When I sold my house I understood how bad the market was so it was perfect inside and out. Unfortunately my listing agent recommended the best deal breaking inspector we had in the area. He could not come up with anything so he wrote up stuff that was meaningless just to make himself look good. So Yes, it is possible to have a perfect house, especially in this buyers market.
