I have been to every one of my inspections as the buyer's agent. I like to know what kind of work the house needs and guide them in their state of panic or happiness afterwards.

In my experience they usually are but why? I'm not sure.

More important is to be there yourself and make sure the inspector actually does what he's supposed to do. Tail him. And never use an inspector recommended or even on a list from the realtor. Do some footwork to find the best one you can get and grill him ahead of time - tell him your expectations. If he wrinkles his face, move on. Especially important the older a house is, and if the current occupants haven't lived there more than a few years and you have no other good reason why, you must look closer. A few more bucks spent for a good inspection is well worth the money you could put out for an overlooked problem.

Oh, and no seller present on the premises during the inspection!
