I hope not. Prices in west Texas haven't dropped yet and I'm looking to buy this spring around Lubbock. On the other hand, I'm selling a house in New Mexico. Geez, now I'm confused.

And what will the cost be to the American people? You may well be right but I find it hard to believe. Many, many homes are still unaffordable to the majority of people.

Only time will tell. I still think the boom areas have longer and farther to go down.

As much as I would like to just see some "stability" in prices, I think prices "going up" next spring is about as believable as the tooth fairy.
When we hit a bottom, you will know it. And we will see flat prices for a long while before any increase....

Please let us know your source and we will know who not to take advice from.

Spring 09 recovery when all 20 major metros are showing price declines?

I wish this were true. Sadly, prices are going to continue to go down for awhile.

Spring 2010 is an optimistic price bottom, with a slow recovery after flat prices.

I don't think we will see any meaningful recovery until 2012-2013.
