SOCAL market ( Oceanside) ? ? ? (prices, HOA, buying a home, California)

Hello guys. Anyone livng in or near southern california can give me your opinions. We are relocating to the Oceanside area and are interested in buying a home because of the huge drops in home prices, in particular many of the HOA communities of Oceanside. I know nobody can predict the future but can you please just give me your opinions on if you think the prices are as low as they are probably going to get or lower? We are looking to buy in the spring. Thank you for your opinions!!
