Yes. Not only are there costs involved for the attorney, title search, deed prep, flood certification, etc. that you or the seller might have to pay, but you'll likely have prepaid expenses such as property taxes, hazard insurance, etc.
Actually you shouldn't have any prepaids, other than maybe property taxes depending on local requirements. The lender is the one who requires the prepaids.
Depends on how much further you want to go.... if you want to buy and "trust" the seller... you can pay nothing (other than the recording fee).... most people don't really know the sellers so they get title insurance/title search which cost a bit more.... anything else is OPTIONAL... appraisals, etc...
