Tenants have at least one relative get sick or die per month, so ... they will just have to pay you later.

How about the lease says rent due the first of the month and a late charge will be assessed if more then 5 days late. So of course that means I pay it on the 5th.

How about tenants know the system so well that they know more about eviction law than the owner.

There is always a reason other than the one they give of why they left their previous place.

Killer,

Try renting to poor people in Chicago. Even those with good credit have little incentive aside from getting back their 1-2 month security deposit to pay you back. There is nothing to go after if they don't pay and evictions typically take 3-6 months here in Chicago where the city represents the non-paying tenants for free and you pay for your attorney. But thanks for posting. I only wish strict written agreements were adhered to. All the tenants I have evicted had strict leases and security deposits and I always lost money doing an eviction.

Only people with something to lose honor agreements. Do you really think someone who makes 30K per year cares about their empirica enough not to stiff their landlord 3-6 months rent? I only wish.
