Try renting to poor people in Chicago. Even those with good credit have little incentive aside from getting back their 1-2 month security deposit to pay you back. There is nothing to go after if they don't pay and evictions typically take 3-6 months here in Chicago where the city represents the non-paying tenants for free and you pay for your attorney. But thanks for posting. I only wish strict written agreements were adhered to. All the tenants I have evicted had strict leases and security deposits and I always lost money doing an eviction.
Only people with something to lose honor agreements. Do you really think someone who makes 30K per year cares about their empirica enough not to stiff their landlord 3-6 months rent? I only wish.
