Your buyers might be thinking that the potential for further losses on the cheaper home may be less than on the more expensive home. Or that if something happens to their income they would have less trouble keeping the cheaper home, or unloading it if they suddenly needed to move. People are making different decisions than they used to nowadays. Buying the most house you can afford isn't as attractive as it once was. Perhaps they have other circumstances they are considering that you aren't aware of.
