Any MLS will require that the listing agent and brokerage be the point of contact, and any other site that shows the listing must acknowledge the listing agent's brokerage. The MLS may allow the agent to put the seller's contact info in the description (some won't like mine) or private agent remarks about how to set up a showing.

If you did not agree to dual agency with the agent, then he should only be representing your interest.

This topic is pops up on real estate blog sites over and over and looks to continue to be.

Trulia and Zillow are both 'opt in' websites meaning they require real estate agents to give them access to homes listed with them. Because of this 'opt in' requirement they do not have anywhere near the homes to preview a local MLS service offers. Also agents are not required to update listing information on Trulia or Zillow when a change happens such as a price change, pending or sold status.

Sites like Realtor.com and any real estate agent website that has the ability for buyers and sellers to search uses a direct feed known as 'IDX' from the local MLS and is updated within moments of a 'required' change of listing status real estate agent must do!!

Lately an issue I have discovered on the 'opt in' websites is unscrupulous agents listing homes that are not currently for sale just trying to get buyers to call them, this can't be done on Realtor.com!!

To keep it safe it's best to select a real estate agent to research any home you find on the internet.
