Florida and Charlotte are NOT the same. Once again what's you motive here? Lets look at insurance for instance. Ask someone in Florida what there homeowners insurance is then compare that to Charlotte. It just scraps the tip of the iceberg as to why each location is different.
The south is a rather large area, you cannot compare Charlotte to the rest off the south.
You are so right. It is incredibly ignorant to ignore that the "south" includes states with the slowest economies in the nation. So naturally those areas bring the stats for the entire south down-- that is true when discussing housing, unemployment, education levels, health statistics, etc.
The thing that is also not mentioned often is the NAR numbers are seasonally adjusted. It will be interesting to see the next several months worth of data for all areas including the Charlotte and the rest of the south.
As a realtor, I believe the NAR numbers are inflated to keep the realtors happy with the dues we are forced to pay. As realtor's, we pay NAR to lobby on our behalf. I seriously doubt they will publish information that goes against the millions of people that pay their salary. JMO
Warden Im a realtor here as well and I agree with you, However the housing market in charlotte is still very strong...and I dont think there will be a slow down very soon....
I believe your statements to be true. But, until I'm actually in Charlotte to see for myself, I will reserve my judgment. Not that Charlotte isn't jumping off the map compared to the northeast, but I will take a wait and see attitude. How's the house hunting? I see Hunters Oak has caught your fancy. I hope you are happy?

Your not forced to pay them. The company you work for may require it but the NAR does not make you pay the dues in order for you to sell Real Estate.

No absolutely not, business analysis is what I do on a daily basis. I read through the bullsh*t others try to hide or pass off as a positive. The press releases of NAR for the past several months have been spun to extreme if not fraudulent. You have guys in the home building industry telling analysts during the reporting of quarterly results in regards to the housing market "the accepted intelligence is that '07 will suck". This quote is from the CEO Toll Brothers Robert Toll. So please before you question me, about my post, study and learn your industry and what is going on in it!
