How often would you say showings that get scheduled for listings (either by you as an agent or for you as a client) are a direct result of the emails that are generated from "match list" emails sent out through MLS systems? Rarely? Often? Never?

Sellers, when you do price reductions, do you choose a price point, in part, based on the number of people may see your listing in a "Match" that may not have seen it before? Does that psychology influence your thought process at all?

Buyers, are you on a "Match" system that an agent has set up for you? Have you changed your parameters since starting the process? Have you viewed houses as a direct result of an email you received through the system?

Agents, your general impression of the power of the system? Do you discuss this with Sellers when they are considering pricing strategy or is it something you hardly mention? How often do your buyers call you and request a showing because they see a listing in an email generated by your system?

I'd say most of my showings are scheduled this way. Pricing really is not an issue with my system. I set the price point slightly higher than their price range, and go from there. I look at the "hits" myself and have often been able to preview them before my clients get home from work.

Often. Most of my buyers are receiving listings either generated through my website or the mls.
Edit: And yes, I mention the searches and how they work to the sellers when speaking with them about price points.

I usually get 5 showings for every 30 matches on our MLS. But there are a lot of other property match services that do not notify me of matches.
