They made it here, 45 minutes late! I had called at 6:30 and she said They'll be here in 5 minutes. She said she was cutting her daughter's hair. (like it was no big deal!) Anyhow, the wife and kids seemed to like the house. The wife told the kids; this is your room. The husband seemed like he was in a rush. He said they had to go b/c dinner was cooking on the stove. He said they were going to talk it over tonight and they would be in touch. I don't know what to make out of them. The wife said, we are ready to buy soon. We'll see!

Yes. They didn't have a realtor representing them, so I showed the house to them. I have a limited service realtor that listed my house. I chose to do it this way b/c it's easier for me to show the home being I'm around most of the time. I have dogs and kids and I have to get them out. I have quite a bit of experience in it being all the research I've done and from previous sales. If the buyer has a realtor, than the realtor will show the home.

BeckyCat are you using one of the agencies that uses a tier commission scale?
No. I paid a one time fee to have my house listed on the MLS. Once I have an offer, the realtor overlooks the contract. I pretty much do the rest on my own until it get passed onto the title company.
We had one like that when we were selling, (not a direct neighbor) hubby & wife wanted the house so bad; but it never happened.
They would have to have sold their small house; never listed it. I watch the market in the town, knew where they lived. When we got offers and went a lot lower then what hubby wanted to, he stopped by the hubby's job and let them know what we were going to say ok to and would they like a go at it at that price. Nothing.
Do these neighbors have their house listed yet?
If not, I wouldn't get my hopes up.
I would not write a contract if they have a house to sell; if that comes up.
Tell them to list the house and come back if it gets an offer.
fwiw, you'll sell when it's your time.
You've done everything you can. Either your buyer is out there or they're not. This is what it comes down to.
