We had one like that when we were selling, (not a direct neighbor) hubby & wife wanted the house so bad; but it never happened.
They would have to have sold their small house; never listed it. I watch the market in the town, knew where they lived. When we got offers and went a lot lower then what hubby wanted to, he stopped by the hubby's job and let them know what we were going to say ok to and would they like a go at it at that price. Nothing.
Do these neighbors have their house listed yet?
If not, I wouldn't get my hopes up.
I would not write a contract if they have a house to sell; if that comes up.
Tell them to list the house and come back if it gets an offer.
fwiw, you'll sell when it's your time.
You've done everything you can. Either your buyer is out there or they're not. This is what it comes down to.

They don't have to sell sell. They own a smaller home that they would like to keep and rent out for an investment. I didn't hear anything back yet.
