Exactly - as I've posted before, it is very common that one or more parties to the transaction are not in-country at time of closing. There are many ways the closing can take place on the specified date without the seller's being there. Gotta love all of the technology. Just work out specifics with the Realtors involved or attorneys if that's the way the transaction is being handled.

Good morning, Roselvr. Well there are moving vans, friends families, etc. who can oversee and/or help out (I personally needed some of my family to pack up one of my houses long X ago in the States). I would think by this time seller has most if not all things packed up. If any last minute items not packed yet, then there are services who will do the whole thing for them if no friends/family members available (maybe a good neighbor to keep an eye on things?) Then, if they're not there to clean up, have a cleaning service come in and clean the house (or again, maybe a family member will help them out) Slick as a whistle and closing can be the date stipulated in the contract

Yes, I get that..
I just think there is more to the story.
The OP made one post, we have pretty much no information to go by other then they requested a date and the seller needs to move it.. ended up going out of the country.

Would be nice if the OP would come back and give more info.
We don't know when the original contract was signed.
While I was fine with closing in 30 days (or less); in reality we may not have been able to do it due to our house not being ready.

I agree, Roselvr, would be nice if OP came back and gave a few more details as we're responding based on the one post. Though and just based on that initial post, IMO if someone is under contract and closing date already scheduled I would 'think' things would have already been packed, arrangements made, etc. so someone (even their Realtor) could make sure final details taken care of and closing could happen according to the contract so new buyers could move into the house. I got the impression a closing date had already been set, but maybe I misread the post.

But w/o more info, guess it's all speculation but still not getting the 'had to leave the country' and needing closing pushed back since it doesn't sound like it was a matter of the house not being ready - just seller's needing to leave the country.

As I posted, for us while we could request a closing date, nothing is set in stone until the title company & everyone else has things in order.

I wonder if the date was suggested by the OP when they made their offer.

IMO, they really aren't looking for feedback that isn't related to "what they can get"

Repped you on this one as you're most likely right - went to the one post and I read it to mean they had a set/firm closing date; but, who the heck knows as there has been no other responses from OP.

I sold my home and our contract reads on or before Jan 6th today Jan 4th I found the other lawyer will be out of town and they need more time. I need this house to close. Can I cancell the contract because of lack of the date promised. Someone said I could be sued. But the date was right in the contract .

What does your contract say about missing the closing date?
