Eviction process varies widely depending on your state.
You may do well to ask the question in a specific state forum.

Basically there is a Notice served, followed by a court process of filing the eviction documents. If the eviction is ordered, then the lockout occurs.
Actual Notices and time to carry out the entire process will vary according to what type of issue is at hand; nonpayment of rent, nuisance, foreclosure, etc.
Check with the court in your jurisdiction where evictions are filed, either District or Justice court. They will have information on the process.

Two previous posters offered excellent advice.

The only other piece I can add is to start the process asap - sooner the better. Evictions can, and sometimes do, drag on forever and a day.

Start yesterday.

Good luck to you.

And in NYC, they can take over a year.

Do you mean that you are buying a property that has a tenant?

Are you considering buying a property that has tenants already in? In NJ, you can't just evict those tenants, but must honor the term and conditions of their lease.
