Has anyone used the so-called "discount brokers" like Selling Directly or Help-U-Sell?

I know they offer a minimal service where they basically just list your home in the MLS/realtor.com and the rest is up to you. Seems like a reasonable way to save some money, but I'm wondering if there are any success stories out there in this market.

Not trying to PO other realtors in our citydata community but if you have the skills to perform the other tasks (apart from listing it on MLS) then go for it. Can potentially save a lot of money.

In 2006 I bought a house listed through a "Help U Sell" type realtor - I would say that the sellers got what they paid for (and not in a good way).

Over the last 25 years I've sold a townhouse in Durham and a single family house in Cary myself. No outside help beside an ad in the N&O and road signs advertising an open house. Both sold within six weeks. Its obviously helpful, among other things, to understand how to stage a house and have experience with contracts and decent people skills too.

That said, I would not even try in this market. My advice is that if you really want to sell, you need a pro in this market.
Seem to be a couple that hang around here.

My realtor had to educate their realtor about basic concepts like appraisal contingencies and what exactly happens when a house doesn't appraise for the contract price. Their list price was well above comps (don't know who's fault that was) - but in the end I got the house for what it should have been listed for in the first place. I'm sure there are knowledgable discount realtors out there, I just was not impressed by my one transaction with one.

I found my Realtor avoided (ie black balled) the discount places when showing us properties. I would tend to guess the majority of Realtors do this. In fact I read an article on it.

Well a realtor can "blackball" all they want. If I found a house and wanted to see it and it was listed w/ a discount realtor they better take me and show it to me. Most people do their search on the internet, find a home and then contact the realtor to get into it.

My realtor would take me to any house I wanted to see - but honestly, I avoid the discount/FSBO listings. I'm sure I'd have dealt with it if I really wanted the house, but seeing "offers must be presented directly to the seller" was a real turn off for me.
