painter, in answer to your questions regarding the open house. IF you sit your open house because she doesn't.... IF you have an exclusive right to list contract, which I am assuming you do, then you will still owe her a commission. So, sinced it is a month away, why not nip that situation in the bud. Tell her she will sit the open house (or one of her agents) or you will terminate the contract and sit it yourself. then find yourself a new hungry agent.
Hi Shelly, That is pretty much what I told her. This rural area doesnt get much traffic and I just explained to her that 30k-40k people will parade past my road to the festival and it was to good to pass up. I told her that this was awhole lot of advertising for her office and agent too, she agrees, duh... anyway she is trying to find someone from one of the other offices to cover it now. They have a hundred affiliated agents in "town" so why would this be difficult? IF she doesn't cover it then there will be a reduced commission IF I sell it and that will be in writing.
If I were you (and I have already done this), after having marginal success with listing agents and having to go through several to sell my property, only to end up doing most of the work-- including title work, arranging inspections, telling the agent how to negotiate the final sales price and 90% of the marketing myself (all the agent- who was supposedly a seasoned top producer- did were the showings), I needed to sell a second property and after the prior experience decided to just get an MLS package for $500 or so and save the listing agent commission and sell it myself. You get the same exposure as you'd get with an agent, MLSwise and internet-wise. If you are willing to spend a few more dollars you can get a five star virtual tour, and featured listing on Realtor.com. First stage your home. Hire a professional for an hour consultation and then implent the suggestions. Take pictures for the internet and newspaper. Then all you need is a good sign, detailed brochure and website of your house where people can go at their leisure to see all the gorgeous shots you took of your home and dream about owning it -- showing LOTS of pictures and make sure you advertise to buyers agents it is "easy to show". When you fill in the MLS forms let the real estate industry know you are willing to pay a buyer's agent/broker 2% or more. When a buyer and agent show up, let them walk through the house alone without you there. Leave handouts pointing out the benefits or answering questions they might have that you'd answer if you were there showing them the home. It isn't hard to leave more helpful info than what most listing agents leave buyers which is zero or a single MLS print out IF you are lucky . Your house will shine above all the rest. Supplement that with local newspaper advertising and if your house is priced right, you'll have multiple showings per week and an offer or two in 3-4 months. This is what happened to me anyway in the latter half of 2007.
