is it common for the insurance firm to ask for the home inspection and pick out some items they want fixed before they will insure (not major items either)? I don't remember this happening before...?
We have insurance through Allstate - they quoted us, we paid in full. Three weeks later we get a termination letter b/c we have trees the over hang the house. I wrote an email to our agent and asked what was up. He said he would talk to the inspector and see which trees. In the mean time I contacted American Family, who sent their own inspector - they asked that we trim two branches and they will insure us. It's also $600 less a year! I would make sure to get more than one quote upfront and if the insurance company sends an inspector before writing it thats probably a good thing. Now we have to wait for a refund for the insurance we paid upfront.
I have never had an insurance agency ask for the inspection report in 15 years in Real Estate. They usually send their guy and he checks out the roof, they run the CLUE report that shows if there were previous claims and that's it.
90% of claims are for water penetration/flooding or hail damage in Texas.

A home inspection is not required when purchasing a house so I don't know how your insurance company can require it. Never heard of an inspection being requested by an insurance company.
That's what I thought, it's fine and there were no problems that aren't already being taken care of, but yeah I thought it was odd. This is the third house we've insured with the same company, and they'd never asked to do it before.
I just arranged for hazard insurance for a house and the insurance company wrote the policy but said they would have to order an indoor/outdoor inspection to "make sure we aren't underinsured or overinsured". I told the agent that I never had an insurance propery inspection for any house I owned before and asked if it was a new policy. they said it only applied to houses above a certain value. I got a feeling they will try to rip me by nitpicking ways to add additional coverage.
