We had a young family of 4 come through our home today with their agent. We left to go for a walk before they arrived because homeowners' presence can be a negative factor.

They didn't see us, but we saw when they arrived, Walked around the block and saw the car still there after 10 minutes. We kept walking and returned after a total of 30 minutes and they were gone.

Is there any measuring stick for how long a buyer views to make it a "good sign?" I know if they leave after 5 or 10 minutes, that probably isn't good. But if they spend up to 30 minutes, they would seem to indicate interest, would it not?

Or am I just a typical impatient seller?

BTW, I always call my agent immediately after a showing and giver her the buyer agent info off the card he/she leaves. She follows up with that agent the next day and gives us feedback, so we'll find out anyway.

There is no standard as personalities all view differently. Trying to get into the heads of people you have never met will drain buyers/sellers more than moving itself sometimes.

Agreed.

I've NOT written offers on 3rd showings where my buyers wouldn't get the heck out.

And I've written offers on homes where my buyers were in and out like the place was on fire.

You'll end up driving yourself nuts if you try and figure it out.

Depends on the personality type. My current house I went through in about 3 minutes went back and wrote an offer. The analytical types can spend 30 minutes in a house they don't even like.

And just on a side note, I hate when my sellers call to inform me of a showing. It's a waste of time.

Interesting. My agent appreciates it and always follows up. There are certainly different methods out there.

Honestly, I would be tremendously surprised if your agent DIDN'T know what agent was showing your home. Most agents who don't set their own appointmentments get some kind of daily report via email/fax/internet from their showing service or their support staff/office. And if it's on a Surpra or similar they can see access times online from each agent.

Your own agent probably hasn't figured out a way to tell you that it's not necessary that you call.

She told me that she gets a report from the lock box but it can be 3 or 4 days if the visiting agent doesn't "turn the key" on their end right away. She told us that she likes to follow up with the visiting agent within 24 hours so that they remember which house is ours. Many agents visit many homes and have a little tougher time remembering details after a few days.

So she told us that she appreciates/wants us to let her know right away.

Sounds like buyer's agents are making appointments directly with you.
I do not understand what's going on with the lock box. Are buyer's agents having to go somewhere else to pick up a key?

Sounds like you might be using a flat fee or discount broker.
