When you buy a car are you not immediately underwater ? Do you not make the payments if any way possible ?

What's the difference ?

underwater is all relative.... market cycles usually make even the worst investment turn out ok.....

i bought my first property 2 weeks before the stock market crash in 1987.

real estate plunged. i was down 30% by the time the smoke cleared.

it took a decade to come back..

today i cant even remember the event happened and id gladly take a few more at the peak price i bought at back then.

Better get a tent , most decent places run credit checks on tenants....

if they could walk away from their own property i could tell you im not taking a shot with them.

That's what many don't understand. Not only landlords but future employers and insurance companies (to name a few) make decisions on credit history.

Maybe congress can fix that also.

What does a house foreclosure do to your credit score? Say you have a 750, what would it drop to?

Not if you buy it with cash.

Even if financing, buying a car 100% with a loan is nuts.

Magnitude.

Even if finanancing for 4-5 years ( also nuts ), it will be over
soon and your payments should be less than $400/month.
If higher ==> nuts

If you are down $200k and the bank won't work with you - walk.
Save money till you are kicked out and use the money to pre-pay
rent somewhere. It doesn't matter how bad your credit is, if you
have six months prepaid rent, you'll be able to get a nice place.

If you can't scrape that together while not paying the bank, you
need to live somewhere crappy and learn to live within
your means.

That sounds like a good thing to me.

Americans, in general, buy too much on credit.
It is the root of our current economic problems.

Furniture? Appliances? Electronics? etc.? <=== nuts

A house? Sure, but not with only 5-10% down. <=== nuts

There's a big difference between maybe 4000 dollars on a car than a home that is 75K underwater. The interest is calculcated differently on a mortgage than a car also. A car may cost you a few hundred dollars in interest, the home is 75K times 2.
