As Guy indicated, commissions are negotiable. Individual agents and/or their brokerage can set their own rates for doing business, but there is not a standard rate among all agents/brokerages (that would be illegal).

In my area commissions range somewhere between 5 and 6.5 percent. This amount ususally gets divided between listing and selling agent. BTW, I'm a fan of your Tennesee off grid thread.
There isn't a "standard" commission. Commission varies from brokerage to brokerage.
