inspection is next - probably early next week. Inspection period ends Dec. 28. Can't image it falling thru now.

COE is scheduled for Jan 14. Depending on inspection results and negotiations, we may ask to push it out to Jan 28 but that would be the latest.

Moving cross country in January... are we NUTS?

Thanks to everyone for the kind words. I have 7 more Santa gigs (5 on Christmas Eve!), Christmas with family, then getting rid of furniture, packing and doing all the crazy things that have to be done for a move.

Then we get to NC and get to start the process all over from the other side of the fence... buying.

It's not very common to have an appraisal before an inspection. Were you worried about the value? Now, if you don't like the inspection, you just wasted appraisal money you could have used on the next property.

*sigh* Long story told elsewhere on this forum, but as briefly as I can:

The buyers paid for appraisal, inspections, etc. on another house and then the appraisal (last) came in way too low for the seller and way below the offer. The deal fell through and the buyers were out all that money.

To be as helpful as we could, we told them to delay all inspections until after the appraisal and that we would split the appraisal costs. Foolish? Not really, it worked and cost us $200. When we put our foot down on a price, they accepted it because they had not invested more than $200 in the process on our house.

The appraisal came in at our agreed price - making everyone happy. Now the inspection - which doesn't worry me much at all - and then we are just about "home free."

The inspection never was an issue for us because we are the sole owners of this house, having designed it hand had it built. We have cared for it like a baby - never letting any issue that cropped up get out of hand. We replaced bathroom fixtures, every water line valve inside and out, water heater, etc. We had the house painted and all dry-rot boards replaced. We replaced a dual-pane window that had been hit by a BB and "leaked" moisture. We have had two termite inspections every year and treatments every time they are found (they are everywhere in AZ).

So delaying inspection was probably what made this sale go through... and in this market, we had an offer in 2 weeks and a signed contract in 30 days.
