Did you ever have a RE (buyers) agent who declined to tell you for days that she didn't do business in a particular town, until she could refer you to a coworker? I missed out on my ideal house because I was waiting for her to run out of excuses to show it to me ("can't find the listing," "I'm booked," "I don't work Sundays"). If I had known she wasn't going to help me I would have worked directly with the listing agent. (I did that with my first house--worked out great.) But out of respect for our arrangement I let her put me off until it was too late. Never again.

I have a sheet along with my buyer agency agreement that has my business practices on it. I would ask her to write down her approximate business hours and what cities she covers. I think if an agent has a policy of not working on Sundays that is fine, but they need to make clients aware of that before you head out to look at homes. For some people that might be the best day for them.

While I know having the listing agent represent you on your first house worked great...it doesn't always work great. There are many threads on here about how bad that was. I do think you need to decide if your want to continue to work with someone that isn't going to be upfront with you. So ask for her business practices in writing.

Also in fairness to your agent, you say it was your ideal house but did you go inside? I have seen many a buyer walk into their "ideal house" and go...ugh...this won't work.

I didn't go inside, but it was vacant and I looked in the windows. There were also several photographs and a very detailed list of work that was done. More important to me than the layout and details of the house were the location and the lot, and those were unbeatable.

Have you told your agent that you are displeased with her lack of forthrightness and wish to rescind your agreement with him;/her? I would.

you are NOT obligated to use this person to purchase. you were doing her a favor letting her be your buyers agent; if she doesn't do her job, find someone else and let her know WHY. if my agent did that, that would be the last conversation she'd ever have with me.
