Can a person use a different agent from within the same agency as a buyer's agent?

People do, and some agents oblige. There's also the possibility that the agent might've told you to stuff it, especially if she was taking you to the houses and offering advice while you were touring.

Hmph. Well, funny thing was that she really only took us to maybe 10 houses?... and those were just ones that I found, and didn't have open houses. All the rest, including the one we are under contract on, we went without her (or I would go to the agents' open, which she would "send" me to if it was close by where I live now). I didn't think this was a big deal, but now that I think of it, I still don't really get what she was doing for us, other than writing up a contract. She did help us with teaching us about escalator clauses, but it's a simple idea and I could have figured that out after a 5-minute explanation.

In the end, I'm glad we had an agent on our side for our first home purchase--but in the future, I don't think I'll use one. Or if any, I'll get someone from Redfin to do the paperwork, but all the legwork and offer-writing I can do on my own at this point. I was very, very involved in this purchase, and did way more research on comps and the market than my agent did (I was constantly having to ask her for comps, instead of her sending them automatically to me when I had a property of interest).

May depend on state laws regarding dual agency. Here, this would be a form of limited dual agency since both agents work for the same brokerage. Both agents would need to disclose this situation along with the required restrictions and have permission from both clients.

Being a real estate assistant, i suggest a really good buyers agent. Check out the current listings closest to the one you will be looking at in size, and amenities it has, compared to the one you have an interest in. Current Comps for those units, will determine, what price range you should be in. Buyers have such a good quantity of homes to look at these days, and sellers do know this. How badly are you wanting the unit. I would come in less with your first offer, and room to negotiate. The price you offer depends, on the current comps and what those units have sold for. Get with your agent, and let them know, you have quite an interest, but don't want to put in a full offer at this time. To me $170.000 range does not say you are interested. If you really like this condo, a good starting point would be $178.900. And still gives you room to negoitate. Now if you love the condo i would offer $183.900 which is a very good offer. Really depends on your love for this condo. Do you know the circumstances of why the people had to move, if they have to sell fast, discuss this with your agent. And good luck. But this is a very different kind of market thruout the U.S. we are experiencing. You can try a lowball offer of $170.000 but sometimes, it does put the seller off. With that lowball offer, you have more then enough room to negoitate.
