Which can delay the closing if the repairs are specified in the contract. If those repairs are not made before the appraisal, the appraisal will be done "Subject to" and the lender will require a "Certificate of Completion" before closing.

So ..... both Buyers and Sellers ...... make sure you give a time line for those repairs to be made, such as "to be completed at least by one week prior to closing."

Because if I had a dollar for each time I hear: "But you have to come out today .... we are closing tomorrow" I could semi-retire.

Of course I will always try my very best to do the final as quickly as possible but, quite frankly, lack of planning on your end does not automatically constitute an urgency on my end. By this time I am already working on another file and cannot drop that on a moment's notice.

Whenever possible I believe getting money is the best bet. Repairs can be a vague term depending on who's paying the bill. If I'm buying a house that needed some work I would want to pick the contractors and make sure it's done correctly.

When the seller is getting the work done many times it means the installation of inferior products / systems or band aid fixes just to get it to closing at the cheapest price.

Absolutely agree. When I sold my house we agreed to do a number of repairs. We went with the cheapest options that satified the requests.

We've been through this twice now (on the selling end). Each time we offered money in leui of repairs. We had neither the time nor the desire to deal with getting quotes and having things repaired in the midst of getting ready to move.

In the house we bought this summer we requested money for a new roof, which we got. The stipulation made on us was that the money had to be in a check made out to a roofing company...I guess to make sure we used the money for the requested repair. It really needed a new roof, so it was no big deal to us, and we picked the roofing company, with help from our agent.
