If their offer is too low, come down however much you're comfortable with and counter. When you've hit your cut off point and if they won't budge, tell them no deal and wait for another offer to come in. No one is trying to insult you or your house. Try not to take it personally.

We did counter back, taking off $5,500. I was hoping for him to counter back and come up some and we could go from there. Instead, what we heard was "he can't come anywhere close". Whatever... there are plenty of homes out there now in the $140's and below that he can choose from.
Like I said, we have a double lot, interior upgrades, and LAKE access from our yard. That puts us one step up from some other homes just like ours, minus the wooded lot and lake access, that have sold recently for $152-162. $141 is way low. I did the research and I have our realtor e-mailing me market activity as it comes in.
We have a showing tomorrow! Yeah. So after no showings today (beautiful Saturday), someone is coming at 11AM on a Sunday that is supposed to be rainy/cold again. So much for them walking the property and seeing its value outdoors! UGH
