what is common in that area? Is one more desirable? Ask some local experts.

In the suburbs of Denver a wood stove is a curiosity, in the foothills - a necessity.

Yep, depends on local expectations. A wood stove in Phoenix would be very unusual but almost expected in the northern AZ mountains. However fireplaces in Phoenix are not unusual and considered a decorative feature, although not really a selling point except in some high end homes with elaborate fireplace designs.

A fireplace is a big selling feature in the north east and mid atlantic. Wood stoves, not.

Many people prefer a gas fireplace for cleanliness and not having to buy and handle wood, but all things being equal --- wood fireplace or woodstove --- a lot of folks will prefer a woodstove for its greater heating efficiency. Although of course a fireplace is more romantic
