True. What I'm getting from this scenario is that the agent found the house and negotiated the contract, and then the attorney wrote it up, each in their designated roles. In that case, I'd think that the agent would need to see it to verify that it correctly reflected what was negotiated, BEFORE it was signed by anyone. Errors can happen, even with attorneys (says she who used to be a legal assistant); if something was misunderstood when it was communicated or overlooked, anything like that could be caught by the agent and corrected before it goes to the seller.

In CA, I am OBLIGATED to maintain records of all transactions for 3 years. If the DRE comes to my door and asks where is the signed copy of this contract and I don't have it, I'm not going to be happy with trying to offer up an explanation as to why I don't.
