We just bought a house which the home inspector made a comment. The foundation cracks about 5-6 feet long(about 1/8 inch wide) the crawl space and 6 feet more on the outside foundation wall . The following is the comment from the inspection report.

Horizontal crack in the north wall of the foundation under the master bedroom. Crack is visible from the outside as well as in the crawl space. Some corresponding cracks in the stucco as well. However, the inside walls have no signs of settlement and the floor is level. Recommend foundation contractor evaluate.[/LEFT]

We also had a couple foundation contractors coming for the repair estimate. One of them said it is not a big deal. It may cost about $500. Just using a couple bottles of Concrete fix or concrete crack seal will get the job done. But the other told us it may cost us $2600 to get the foundation thoroughly repaired. He will put a few more steel bars into the foundation blocks, and use the cement( with sand) to strengthen the both sides of the foundation wall.

Who should we listen to? Are these horizontal cracks (on both sides of the foundation wall) serious problem for the house foundation? Thank you for you guys' helps.

I am currently going through the same exact thing looking to buy a home. because home inspection can be so costly, you're actually better off to bring in a contractor and ask them if its normal, if they would fix it, how much, etc, get someone you know or trust, if not, simply tell them you are wondering if you should buy the home, they will usually tell you straight up, no it's not worth it, or yea it's not too bad. I already looked at a house with termites (which I didn't know), but paid a pest guy to come in and he said hell no way don't do it! That cost me $75 but well worth it, and way less than $350 which is usually what home inspection costs. Also keep in mind, a home inspector can tell you what it looks like, but they cannot give their opinion! So they are not going to tell you not to buy the home cause it's not worth it.... well you get my drift.

Can't you make the contract contingent on the inspection/estimate for repair? We once made a contract contingent on an inspection of just one corner of the house. When we found out it was a wonder the house had not already collapsed - for some reason support pier was taken out of that corner - we got an estimate and were satisfied and went with the contract.

For foundation issues, I usually recommend a structural engineer be called in.
