Arm hair or leg hair? Sure. No prob with guys who have hair there.
Thin but stupid? NOPE. Thin, skinny, anorexic is a surefire negative in my book.
Obese but smart? Interesting to talk to, but as to the rest... no.
Lives with parents at 20, 30, or not at all? Is he taking care of his elderly or sick parents? If so, a resounding YES! If he's mooching, forget it.

I am a straight man, so women generally are not hairy. I don't mind some body hair on women, though the legs should be shaved. Arm hair to an extent is endearing to me, I see some hot chicks with light arm hair and it is cute. No problem, I think for women it would inconsequential.
Weight is not that important, except obesity which is a turn off. I don't like stupid either.

Living with parents at 20 is not unusual, by 30 yes. But then again its a case by case basis, who knows they could have an active career, social life, etc but are looking after folks. It depends.
Working is attractive, being productive is good.
Debt is bad, except maybe mortgage.
Decent sex for a year, it does not mean it should be mind blowing, but as long as its good yes all year.
Thin but stupid? Obese but smart? Naturally, I'd prefer thin and smart, but if I had to pick one, I pick thin and stupid.

if she needs two jobs to make ends meet, I would respect that....over time, I would be fine with kicking down her salary of one, if she wanted to spend more time together. But that would be her decision.

Great sex for one night, always means a repeat the next day or two, these evolve into ltr or FWB.....having decent, isn't really appealing to me.
