Wow you are going through a lot! I feel like this is going to be a positive thing but I'm sorry about what the last few years must have been like for you.
It will be a positive thing once the house closes on the 16th. Also the buyers paid 30k over asking and the inspection revealed some major electrical issues and possibly structural issues because someone dug out dirt in the crawl space and it may not have enough supports. So I will need to take off the costs of probably expensive repairs for the sale to go through. I am hoping it’s not more than 30k. I am fine with that as I just want to move on. It has been one thing after another with the house, getting rid of his junk and moving.

Make sure it's true, some inspectors play games. A lot of them are unprofessional and inflate things or use current building standards for old buildings. What was the Major electrical issue(s) they came up with?
The house was built in 1950 and had a dirt crawl space. Some moron dug out part of it to make a area where you can stand up and walk around. It might need reinforcement since the dirt was dug away from the poles. It might need the fuse panel replaced since it’s obsolete which is no big deal. However, it could need rewiring because various owners have spliced and diced the electrical themselves. One of the boxes is a mass of wires kinda all messed up.
So we have been working nonstop to get rid of his junk and by the end of today we are done. I am so exhausted. I am too old to work this hard). The house closes on Friday. He is also finishing moving out today. That’s also been a long 4 months since I told him I was divorcing him. We ended up having to give the buyers a credit of 13k but since they paid over asking we are still money ahead. Very happy!!
Time for a update! The house and condo closed on Tuesday. My son started working on it that night. He and a friend are doing the remodeling and then we move in on Wednesday. He is going to stay with me for awhile which will be fun.

That sounds so wonderful, OMG, you have no idea of how I wish that I could be doing that now, you have no idea.
Night crawler, so what’s stopping you? We are in the condo and it really turned out nice. We are hanging pictures and curtain rods. My son is going to replace both the toilet and sink for me. It’s nice not having anyone telling me what to do or being sarcastic.
