Is it typical for a lease to provide that the tenant and not the landlord is responsible for appliance and plumbing repairs during the lease? Not where I come from, but New York broker says it is
I think it depends on each lease...but in most cases (at least the leases I have seen) this is a LL's responsibility/expense.
In my opinion, if initially in good condition, the tenant should pay for appliance repairs since he/she is the one using them on a daily basis.
As for the plumbing, if it is relatively new, expenses should be shared since sometimes it is a plumbing issue (e.g. cracked pipes) and sometimes it is something caused by the user (e.g. clogged pipes).
But again, that is just my opinion. Obviously, you have to do what the lease says and according to what is right in each state.
Just google "(your state) landlord tenant laws" and you should be able to come up with the answer pretty quickly. I think that appliance repair could well be included in a lease as the tenant's responsibility and so could internal plumbing problems caused by a tenant's negligence. That wouldn't be unusual. Much depends on the wording of the maintenance clause in the lease agreement.

Not in NY, LL pays for appliances and plumbing, unless a tennant is completely a moron and dumps sand down a toilet, or something like that.
