Funny you say that. I was actually thinking of pro-rating the deposit.

To the OP...month to month can terminate at any time with the state law termination notice, it leaves the LLs and the tenants options open. I wouldn't return the security deposit without the proper notice time.

The tenant made application to the program they were approved for long ago and had to know it was pending, yet hadn't been officially accepted and had to plan as though it may not happen until the acceptance.


I wasn't to sure about the program they applied for. Do these sorts of programs give you notice in advance?

But why would they rent a room knowing they applied for such a program that would take effect so soon. It just doesn't make sense

Not knowing anything but what the OP has said, I suspect the other guy had no other place to go for whatever reason and just needed a place to crash for three weeks. Maybe he got kicked out of his dorm or whereever he was living and no other friends or family in town. Were they unpleasant to live with?

Since you didn't know this person and you won't be lsoing a friendship, I'd keep the deposit.

Those types of application to attend school abroad are done in advance, how long in advance, I'll take a quess at as much as a year prior.

She probably had multiple applications to schools and went with the second choice. I bet she was as surprised to be approved as you were to find out she was leaving.

It difficult to tell if your getting scammed and the tenant just changed their mind, if you feel like you wnt to return part of the deposit, why don't you ask to see the approval letter?

doing prorata sounds much more fair. its one thing to have the legal right to sock it to them-- its another thing to be just and fair and merciful.
