My apartment complex does not have the month-to-month option and I have found a better offer for a rental house for less than the price than I'm paying for rent and double the size. My lease is up at the end of November but I've recently received my renewal notice with an incentive to stay (which is still higher than the current rent). I haven't received the final approval as of yet but the owners of the home will be contacting me soon to let me know know of the approval status. I've informed my property mgmt verbally that I will renew, but I haven't signed the renewal papers yet, only because I'm waiting on the owners of the house. What should I do? I do not want to pass up the incentive offer if I do not get the house, but st the same time, if i do get the house, I do not want to lock myself in a 7 or 12 month lease either if am approved for the home.

If you haven't already, compare the cost of utilities and maintenance in your current place versus the new. Having a lower rent should not be the only deciding factor as costs of heating, cooling, and property maintenance might dwarf any savings.

Tell the person who is renting the house to tell you before the date you need to sign the new lease. Explain your siruation to the owner. If you are approved for the house, get the approval in writing. Then you will know to not sign the new lease for the apartment. Asking for the approval before the lease renewal will also give the house owner the information that you are responsible to honor a lease.

If you're residing in a state that requires 60 day notice to terminate and the lease ends November 30th, a proper notice would have been no later than September 30th and would have begun October 1st.

Depending on the flexability of the LL a notice given in mid-month doesn't begin until the first of the following month, in other words if you're accepted tommorrow and give notice Monday, it would begin November 1st, the 60 days would end December 31st. Make sure to schedule your move-out inspection and prepare your apartment for the maximum return of security deposit funds.

You can move prior to the 60 days, but rental payments made thru the 60 days. Should the LL rent your unit during the month of December, they can not collect rent twice on the same unit and would owe you a prorated portion plus any SD funds within the state law allocated time for refund return.

As soon as you find you've been accepted for the new rental, give your written and verbal notice along with your new forwarding address for SD funds return. Have the landlord sign off with date. And you definitely want receipt of your notice and forwarding address for your personal records.
