was able to negotiate a buyout of some time at work and received a check today so i can pay on time. the landlord already has the note which i will undo either by telling them i will be paying by the 6th or just paying

it was a car repair that set me back. if they asked me and i told them it was that i have no idea if they would think it was valid or not

it's been a struggle for me to pay by the 1st but not by the 6th. however this time i could not make the 6th(but as i posted above that has changed)

SXN my old landlord have us a 15 day grace period, probably even harder to believe

I have one long term tenant with rent due on the tenth of each month by direct deposit per the rental agreement.

His work takes him away at the end of each month... Eleven years and no problems

Default whew that's a strict one!

I never enroll in automatic debit for anything (except of course i would love direct payroll deposit but my employer does not offer it)

what do you mean by his work takes him away? do you mean he's on business travel and he's not around to pay?

He a long haul trucker and he's gone a lot... it's just one less thing for him to worry about.

Some tenants have started using Bill Pay through their banks... the rent is paid by check mailed to me from their bank...

Sometimes being a flexible is a win/win
