What are the average prices for apartments and homes in your area? Are they going up or down?

Lets keep this going, I am curious what rental prices are across the nation. This thread may be helpful to those looking for affordable rental areas. Thanks!

Should have up-dated info shortly... every year the local apartment owner's association polls members regarding rent and amenities... they do not gather data on subsidized units... only open market.

I have not raised rents on any existing tenants for awhile...

Same here, rents are fairly stable but still some slight decline. Certainly no increases in almost 2 years. Volume is good however, so we're pretty good on occupancy.

We have very few true apartments here, but lots of condos. A decent 2/2 unfurnished would be from $900 to $1400 depending on amenities and location.

I own a condo in Austin TX and unfortunately for me, rents have declined in the past year or so 1,500+ sqft, 3 BR, 2 ba, granite kitchen, 2-car gar = $1,250/mo

Rentals on Long Island are still strong, and prices are mostly steady.

Boise Idaho

For a decent 3 bed, 2 bath, 2 car, newer, in good condition, either single family or duplex, around $850-$900.

For a larger, basic (no upgrades, built by a production builder), 4 bedrooms, around 2500-3000 square feet, 3 car garage, around $1300

For a small, older, 2 bedroom with no garage, around $625.

Rents are pretty stable, and the market is fairly strong, our vacancy rate is around 1-2%.

I have no familiarity with the apartment market.

San Diego, CA (North Park)

1 bedroom cottage in a 4-plex, built in 1921-the kind of place that's REALLY desirable to folks that like older places but not so much for folks who want "amenities" like a pool or a gym- wood floors, built-ins, a yard, laundry onsite= $800 rent, plus $37.50 garage rent (I split it with a neighbor).

The apartment itself is fairly small. It's perfect for one but I can't imagine two people living there.

In the small SW Montana town that I live in, I have several friends that have rented places and here is that info:

4 bedroom, 2 bath house, fenced yard, 2 car garage, pets allowed (with no additional cost or extra deposit) = $1200

2 bedroom , 1 bath, extremely small studio-style upstairs apt., no pets allowed = $450 (all utilities and garbage included)

4 bedroom, 1 bath house, fenced yard, garage, one cat allowed = $900

6 bedroom, 3 bath house, one dog allowed ($30 extra per month) = $1250

Keep in mind that most folks I know around here have families which accounts for the larger houses being listed. I do know that there are many basement apts, renovated houses, apt buildings (small - usually around 4 units) available that range from $300 ish to $600 ish depending on size. Most apts. have utilities included in price (I believe this is because when the buildings / houses are renovated into apts, they don't make seperate meters for each unit).

$1450 for a one-bedroom inlaw with top-notch amenities.. Sub-Zero refrigerator, Thermador professional oven/stove, central air and heat, the whole nine yards. Strangest apartment I've ever seen, but it's wonderful.

Prices where I live are all over the place and vary with the time of year since I live near a large University. I've seen master bedrooms in houses rent for $1000 a month and exaggerated walk in closets for $300.

I pay $850 for my teeny tiny 500 square foot one bedroom and consider myself extremely lucky. My best friend rents a studio above someones garage that barely has enough room for a queen size bed for $700.

Most people just pile into houses 2 or 3 to a room and landlords know this, so I feel rents are artificially higher than they should be.

A 3 bedroom, 2 bath will usually go for between 1200 and 2000 or more depending on how close to the beach it is.
