Perhaps the owner's lack of response is not blue moon's problem. However, if she signed a lease--and within the term she abandons the property to her 'friend' who proceeds to destroy it--that may be blue moon's problem.

Imagine a similar case. You rent a car from Enterprise Rent-a-Car for a week but want to return it two days early. Unfortunately, they're closed and have no drop box. You call up a friend and hand them the keys. They crash into a mailbox leaving significant damage... drop the car and keys off to Enterprise on Monday... and then drive off. Whose credit card do you believe Enterprise will charge?

If you don't have the lease and it's unbearable, I would camp out at the owner's home and settle things.

Keep a copy of the 30 day notice.
When we did the "lease" with the old property manager I was listed second on the paperwork plus she had to handwrite in my name!! She made a copy of that lease for us and said the offical one would come in the mail that is the one I never saw. My room mate won't fight the whole lease thing because she has had state assistance for the year I was there but didn't list me as living in the home and paying the rent. The rental was my room mates before I moved in and the landlord is aware of that. I finally found the place of employment for landlord and left a messge with his recepionist she said he has been away on business and will be back by friday.

Well things went from bad to worse!! My roommates have turned quite vindictive. My mail has gone missing, they boxed up my belongings (they put items like sleeping bags in a box ontop of open food containers) and put them in a storage shed out back where everything got wet, they took all my food and crammed it into trash bags and put in my room then completely moved all of my furniture and the rest of my belongings into another room because they wanted my room even though I paid february's rent. The water is in my name and I cannot have the water turned off until they put it in their name!! I'm now living between several friends until I can move into my place in march. This has turned into such a nightmare for me!!

I finally got in touch with the landlord. He says he as been out of the country for the last month. He is in town today and wants to meet so I can discuss the issues with the roommates. He is very concerned on who will pay the rent next month because my roommate cannot afford it on her salary. He also wanted to know how many people lived in the house because he has had a realtor come by on several occasions and she reported to him that different people would look out the window but would never open the door even after leaving a card and note why she was there. This is why he had to come to town because they have ignored numerous requests from the realtor to call or to even open the front door to her.

For your mail and possibly ruined belongings, I would go down to the police station and talk about it with them. Usually showing up with a police officer scares people enough to leave your stuff alone. (I had a neighbor once who stole things from my yard. It stopped once I showed up at their door with a policeman. I was nervous about going to the police at first, but they were very nice and very helpful.)

I talked to the post office there is nothing I can do to prove it. I wish I could because legal documents and bank statments have gone missing. As for my belongings I got everything out as of saturday. Most of my food was destroyed including what was in my freezer because it was left open. They are just being spitful and immature at this point because I was their cash cow so now the security of having rent every month is gone. I had to change my number because they would not stop harassing me for the key. Which under the direct order of the landlord it needs to be handed over to him only but he asked that I not say anthing because he wants to catch them off guard with an unannounced visit

If you were paid up, then someones responsible for property damage,
refering to the property that was moved and damaged by rain.
