For all the LL's how much do you normally keep in a maintance fund? I was just curious, what would you do if you don't keep alot in your maintance fund what you would do if you had to replace say the HVAC or the roof?

I budget 1% of the property value for maintenance... over the years, the number has been very accurate for me once the property is in good shape.
