Yes, case by case I toss them out into the street in exactly the same way, the day after the rent was due! I've lived in my car three times in my life to save money, and I'm not going to do it again because someone doesn't pay their rent so I can't pay my bills. They can live in their car just as easily.
We mostly handle all cases similar unless one case will be different due to the tenant hardship and when they will pay again.
We don't fall for sob stories but we do work with honest people to get back on track with their rent instead of evicting them if they be honest with us, and so far we have not regret it.
At this moment we work with one tenant who kept her word over and over and we are glad we can do this and the owner is also happy not to loose his tenant.

what sympathy the judges may have is deepest in winter as well.
