Does anyone have any suggestions on where to look for sample business plans for real estate investments focused around rentals? I'm looking for other business or marketing plans that I can use while putting my own together.

There are usually local associations that the members will share and network. Check in your area. Also see if you can find an individual or two who will share thier plans and experience.

Local Apartment House Association can help keep you out of trouble with up to date forms tailored for your area.

I've recommended Leigh Robinson's book Landlording to new owners...

It is simple to follow, lays out basic principals to be a successful rental operator.

Simply things... like if you have to choose to personally work on your rental or home... you should work on your home and hire out the job for your rental because your money ahead after deducting repairs from rental income.

Who are you submitting this "business plan" too? If nobody there is not alot to it. Residential rentals(not commercial) are a pretty straightforward business. Do research on the rental areas and average rents. Dig deep into the houses you are looking into for potential maintenance costs. Research the quality of tenant base to gauge how much you will have to spend on turnover, damage and evictions. Look at zoning regulations to see what you are forced to do and what you can do in terms of your future plans.
Go to landlord association meanings. You will become more prepared to be a landlord by learning by researching yourself or going to landlord groups. There's more to that than finding a single document someone put together to selling something to someone.

Business Plan for Rentals.

Buy house.
Rent it.
Put profits into another until you have enough.
Retire rich in 20-30 years.

Who do you need a business plan for?

Bankers are generally too dumb to understand real estate investing all they look at is yoru income and FICO, and investors know the plan above.

If it only was as simple...

A few years ago, everyone and his sister were going to make it rich in Real Estate... we all know how that worked for many of them.

It is all about income and expenses other wise known as cash flow.

Starting out as a small time operator, my plan was to buy a property every 12 to 18 months.

The only way I could manage to do this in my early 20's was to buy property that needed lots of work... I was young and spent my nights and weekends improving my home as I lived there...

As I was nearing completion, I was already looking for my next project... and that is how I started...

Mostly into commercial property now... via 1031 exchanges... Commercial Triple Net leases are the best thing going... no habitability issues.
