So why exacty would your LL be expecting a whole month's rent for February if your lease ends on Feb 12? That doesn't make any sense.

How about going to the leasing office and asking them what you owe for the partial month?

Now that would be just too simple. It's better to go on the internet, post a comment, wait for replies and then then their advice and *********rself.

so many issues on this forum could be worked out of the OPs just went to talked to their landlord or their tenant. Communication is the key...not the internet full of strangers.

How did you pay the first month's rent?

For example, if you paid

Feb 12 th to Mar 12 th
Mar 12 to Apr 12
Apr 12 to May 12
May 12 to Jun 12
Jun 12 to Jul 12
Jul 12 to Aug 12
Aug 12 to Sep 12
Sep 12 to Oct 12
Oct 12 to Nov 12
Nov 12 to Dec 12
Dec 12 to Jan 12
Jan 12 to Feb 12

You have paid 12 full months rent on a 12 month lease. There is nothing to pro rate.

If the first month's rent was prorated and you only paid a partial month (Feb, 12 to Feb 28, 2011), then you will owe a partial month for Feb 1 to Feb 12, 2012.

That's 1/2 month for Feb, 2011, 11 full months for Mar, 2011 through Jan, 2012, and 1/2 month for Feb, 2012. Twelve months total on a twelve month lease.

It all depends on how you paid the first month and when the lease ends according to your contract. If the contract says the lease ends on Feb 12, 2012 and you paid a full month when you moved in, you are even.

If you paid for half a month when you moved in but the lease was set up to end on the last day of Feb, then you owe for all of Feb. What you actually had was a 12 1/2 month lease.
