I know I plan to drive in & around an apt complex during the peak time when everyone gets home from work, which is around 6:00 - 7:30pm on a weekday or two to get an idea of how busy it gets. It's also good to check things out on Friday & Sat nights when people tend to have parties & unwind to see how loud & rowdy it gets. Make notes of what you see.
Hey, I'm a huge planner. In another thread onthis board, I'm the one who even thought of bringing a blacklight when checking out the inside of the units...along w/ a camera of course. Turn on faucets, showers, etc. too.
Not sure if you know this or not, but a lot of the time when you're touring a complex, they show up a mock up unit and NOT the unit you'll be renting.
The things you mentioned would be done on your move in walk thru.

Right, I know show models that are furnished. Of course I'll make sure to see the ACTUAL unit I'll be living in. I want to see where in the building it will be located to see what kind of view I'll have too amongst all those other things I'll be checking.

Again, here's a good chance you wont' see the actual unit until you sign the lease and they turn over the keys. This is why they give you a detailed move in/move out checklist and you have 24 -36 hours to get it filled out and turned in.
One other reason you might see more bad reviews than good is that people are more likely to give a review when they are unhappy about something. The people that are happy are probably not really thinking about taking time to give any kind of feedback. So I agree that you should go in person and check the places out. Drive around the neighborhood to see what it's like and you might want to also visit at night. Like the song says, "The freaks come out at night". Good luck with your search!
