How did this play out? I'm in a similar predicament but can't get the property manager to respond to these type of questions. I have contacted an attorney, but want to avoid a lengthy and costly legal battle if at all possible. Did you go to court, or was legal representation enough to get the property manager to act?
The tenant's contract is between him and the PM, not you so I doubt you can evict them yourself at this time. Is the PM a realty company? If so, call the Board of Realtors in that state and see if they can provide some help for you in this dispute.
